The Inspectors Are Coming

We have come to the point in the seller’s journey when the buyer has made an offer and is making arrangements to have inspections.
As I said when we took the journey with the buyer, the inspection process is one of the most stressful aspects of the transaction.
The sellers need to remember that inspections are a buyer’s responsibility – in other words the buyer hires the inspector and pays for the service.
However, for the seller the idea of a strange person coming into your home and looking at every nook and crany, can be nerve racking. Just think, the seller may have lived in the house for 20 plus years and thinks everything is up to snuff and in comes someone to pick the house apart. Buyers may hire a “home inspector” that determines if some problems merit further evaluation or the buyer can hire licensed electricians, plumbers, contractors etc. to evaluate the specific components of the house.
Once the buyer has the inspection reports, he can request the seller address any items of concern. This opens the door to another negotiation process. Parties on both sides must realize that cooperation in resolving any issues is a big step to the closing table. The seller must keep in mind the buyer expects things in the house to be in acceptable working order and the buyer should not expect the seller to rebuild the house.
Once buyer and seller have agreed on the items to be corrected the seller and his agent make arrangements to have repairs completed. The buyer has the right to have a re-inspection…the re-inspection is also a safeguard for the seller. Who wants to pay for repairs that were not done correctly?
